Based on other experiences, does anyone know if this is likely to trigger if the property is in Asia (i.e., outside of the geographies listed in the terms and conditions)?

Has anyone used this? I just reserved a stay for Jan 2025. The half of the pay ($2000) was charged but never received any email from Amex. The offer says the credit will be received within 90 days from 12/17 but not receiving any email like other amex offers make me slightly nervous.

I have a trip to Sydney in September and I do intend to utilize this offer. However, upon booking, I noticed half of the payment is due now while the other half is due In June. This will cause my Amex offer that expire in April to fail. What I would like to do is to pay everything upfront now instead of later. Does anyone have experience with this? I called my Titanium elite line and they said they aren’t able to help me with HVMB booking.

H&V is email support only, there isn’t a phone number to call. Best bet would be to email them, they take a couple days to respond, but may be able to charge you the full amount now.

omg same problem! I just spent 2 hours choosing the rental I wanted.. and then on the check-out page it splits the payment in two.. Is there a way to pay the amount in full now?

this is a really marked up version of vacasa (with a terrible website that shows you houses that are unavailable for the dates you select). i am in the market for a rental so i can compare. i am looking at a 3 night stay that totals $934 on vacasa, but $1,276 on this for the exact same part but i would get 11k Bonvoy points. so after the $200 coupon I’m paying $142 for those 11K points. i really wanted for this to work, but pass.

Really depends on the market/individual property manager I guess. I found one that was priced the same as their listing on Airbnb, except I saved the Airbnb service charge, and I earn Bonvoy points. Worth it for everyone to browse for themselves based on where they’re going imo

did you compare to vacasa? i can see airbnb being potentially more expensive since it’s a different platform, but as far as i can tell this and vacasa are the same thing but from every one i’ve checked Marriott is substantially more.

I doubt this is the case. vacasa doesn’t seem to have anything outside the United States, while H&V, while a less than optimal website, has plenty. Several properties I’ve found have only been on H&V and the property management website (for sometime more, sometimes less).

Best thing to do is find a place you like, and then do a reverse image search on the place to see if there’s a better price, or better conditions. One place I found on H&V had a 3 night minimum, but on the agency’s website had a 7 night minimum. I think what you’re seeing is an individual property manager listing the property on multiple platforms like vacasa or vrbo.

As a side note, from what I read, Homes and Villas was started (contracted) by Marriott to Accenture Interactive and Publicis. It’s run out of the US, but they have sales people trying to recruit property managers. The properties I’ve stayed at have all been far above the average booking.com or airbnb quality. I had a bad experience at one, so looked up a “director Marriott homes and villas” on LinkedIn, and messaged him. He forwarded my complaint to a product manager, who I had a 20 minute phone call about how it could be better.

This is an really good deal. The secret: deposit counts towards the $1000 “spend”. I did this in the fall, stayed at a (rather average) place in the fall that cost $400 + $1000 deposit. Website charged me $1400, $200 AmEx Offer credited a couple days later, and then a month after checkout (and nagging the agency), I got the $1000 deposit back.

Nope. They never did, and here we are two years later!

Homes and Villas is really a janky website, it randomly crashes (boots you to the main page when searching), and the list of properties randomly updates when scrolling around so you have to hit “refresh” to get an up-to-date list of properties on the map.

There have been a couple offers that have really been worthwhile, best was the 40k points after staying three nights.

As a positive, Homes and Villas started charging bookings in Europe local currency (oddly, mostly EUR, even in Switzerland). Previously, they quoted in local currency, but charged in USD at an inflated rate. The downside of this, is that the AmEx offer requires the charge to be in USD, so it mostly won’t work for me (even though there are a couple places in Switzerland and Spain where the payment terms are listed as “billed in USD”)
