Wyndham has announced that properties will be changing categories (called tiers in the Wyndham ecosystem) on Tuesday 26, 2024. No list is provided but if you book now and a property increases in price you’ll keep the current pricing and if it decreases in price they will provide a refund for the lower rate. Wyndham is stating that 3% will be moving to a higher tier and 4% to a lower tier.
Wyndham is making a negative change to Vacasa properties. Prices will be as follows:
- Rentals with an average cost of $250/night will be 15,000 pts/bedroom/night.
- Rentals with an average cost of $500/night will be 30,000 pts/bedroom/night.
Previously you could get up to 2.6¢ per point on Vacasa properties, now it’s 1.8¢.
Lot of snarling newbie yahoos here apparently misinformed woefully re. how the vacassa program has worked — and well when done shrewdly. (by far my family favorite program…. the “one bedroom” condo deal often got us digs with 3-4 beds — spread out over two floors — in some super nice resorts….. (Great Smokies, Wyoming, Idaho, Beaches, all sorts…. etc.)
Write up here is less than helpful clarifying just what’s changing. So if indeed, they doing away with previous simple # of bedrooms distinction and replacing it with “average” cash determination, that may still often harbor “interesting” good deals. (esp. if families are able to travel off peak or via shoulder seasons….) then too, the 10% points back if you have the cards…. brings effective rate still down to 13.5 k…. (and still no resort or cleaning fees)
Sure, some will trash talk and go back to their single room hotels…. I’m waiting to see details. Meantime, making all sorts of reservations near term, and yes, at the max value spots…..
I’ve gotten over 6cpp each of the last two seasons staying at a <5 yr old LaQuinta over football game weekends right near a very well known university for 15k/nt points when the rooms go for $900+/nt. Hope this one is not on the list for a tier increase.
his basically doubles the # of points needed for most properties. What use to be a 1br for 15k is now 30k per nt. Not totally clear, but I believe a 1 br that costs $501/ nt would now cost 60k points per nt and a 2 bedroom would be $120,000 points per night?

If it will be 30K when you reach $500/night, does this mean that if your average is between 250 and 500 a night, it is still 15K points?
At the max, you can only get about 1.7 cpp with tax/fee included. Anything between 250-500 would be at 30k points which sucks.

I would rather redeem 15k for a vacation rental 1bdrm than a Days Inn along the highway. Maybe that’s just me though.
What are you even talking about? Vacasa was the best in Maui. Probably still is even after second deval.
Wyndham has some decent properties in Princeville, HI for 15K per night. I won’t be paying 30K per night though.
Easy enough to find ~$200/nt places for 15k points in big cities during peak times. They aren’t great hotels but clean enough for a quick 1 night stay if you’re only there short term, and want a soft bed to crash in for 8 hours and a hot waffle and microwaved sausage in the morning. I have 2 of these rooms booked right now in Vancouver, BC and in NYC. About 1.7 cent per point (I have diamond status so it’s only 13.5k pts/nt for me). Decent value on a cents per point basis compared to Marriott, Hilton, and some other watered down hotel points.
Are you complaining about Vacasa? I’ve used Wyndham points to book a Vacasa condo in Maui during Christmas / New Years for 90K for 6 nights when it would have cost me $3.8K otherwise. I’ve stayed in beautiful lodges next to National Parks for 15K per night when they would have been $300+ per night otherwise. Too bad you missed out, but the program was amazing until this change.
1.8 cpp is still very decent plus you don’t pay for those annoying miscellaneous fee if you would book with cash. Plus, you can buy Wyndham points easily at 1.3 cpp without sales.

For $250/night, you’d have to find a room that costs well under $200/night – good luck finding any decent rental that cheap. So Vacasa redemptions are essentially dead! Also what’s with not announcing which properties change tiers? Even Marriott Bonvoy doesn’t Bonvoy its members this hard. Other than the Caesar’s diamond matches, Wyndham is mostly useless at this point. Nobody wants to stay at Rodeway roach motels for 30k points.
Agree. I wouldn’t value Vacasa redemption at 1.8c since a very high percentage of the cost is the fee.
What is crazy someone will want to stay at a Rodeway… They do have nicer tier properties like The Registry Collection Hotels, Dolce etc…
